1. CAN A HOUSE "FAIL" AN INSPECTION?
No. A home inspection is an examination of the current condition of the home. It is not an appraisal nor will the inspection pass or fail a house. It simply allows the buyer or seller to know of any problems the home may have before the sale of the home.
2. DO I HAVE TO BE THERE?
It's not necessary for you to be present for the home inspection, however it is to your benefit to follow the inspector as the inspector will give you recommendations and advice for your home. This is your opportunity to observe and ask questions especially if this is your first home. You will learn more about your home which will benefit you in the future.
3. HOW LONG DO THE INSPECTIONS TAKE?
A typical single home will take approximately 1 1/2 to 2 hours depending on the size of the home.
4. WHAT IS THE COST OF THE INSPECTION?
The inspection fee includes a detailed picture report which includes executive summary, termite inspection, mold awareness, and useful tips and advice. The report also includes pictures of any areas of concern and also features and benefits that the home provides.
If you need, we will fax a copy to your real estate agent or mortgage broker at no additional charge. The cost of the inspection varies depending of the size and structure of the home.
